Following the successful completion of a value-added truck stop project, the City of Lamar, Colorado conveyed 0.77 acres of unimproved Main Street land to Lakeside for the ground-up development of an Arby's QSR. The arrangement reflected the City's confidence in Lakeside as a development partner and its interest in developing a prominent Main Street parcel. The project consisted of a free-standing 2,500 square foot building with drive thru. Construction commenced in June 2024.
The development team navigated several meaningful challenges, including complex environmental conditions requiring remediation and the logistical demands of executing in a remote southeastern Colorado market. Despite those headwinds, the project was delivered on a turnkey build-to-suit basis in November 2024 — ahead of schedule and under budget. The project was sold in March 2025 for $3.7 million.
