In October 2023, Lakeside acquired 1.98 acres of unimproved land in North Las Vegas, Nevada, approximately four miles northeast of the Las Vegas Strip. The project consisted of the ground-up development of a 3,000 square foot Conoco-branded convenience store and gas station with 16 fueling lanes and an interior Sbarro Pizza food counter, alongside a 1,500 square foot Rally's QSR endcap with drive thru. Both uses were delivered on a turnkey build-to-suit basis to a seasoned national operator with experience across the c-store, truck stop, and QSR sectors.

Lakeside’s development team managed a multi-jurisdictional entitlement and permitting process, successfully breaking ground in April 2024, six months after site acquisition. Leveraging deep relationships across the development ecosystem, the team brought the project to completion and consummated a sale in December 2024, delivering a fully stabilized asset in just 14 months from land closing.
